Aparna One the realty project that takes luxury to new level

A voice-based smart digital assistant that allows one to control lighting, fan, air-conditioners, geyser and other appliances through voice… motion sensors for toilet lighting… panic button that alerts security in the event of a crisis… gas leak detectors… exclusive personal lobby and the list goes on and on. Come home to the new residential ultra-luxury that Aparna One offers. That too right in Hyderabad.

Coming up on 9.75-acre land at Shaikpet right in the close vicinity of the fast-growing IT corridor and Hi-tech City, Aparna One, a Rs 700-crore ultra-luxury real estate project that marks the entry of realty major Aparna Constructions into luxury residential segment, comprises six towers or blocks that feature a total of 464 ultra-luxury apartments – 3BHK and 4BHK with sizes ranging from 2,876 sft to 5,216 sft. Two of the towers, called Emperor Towers, will have 36 floors while two Princely and two Noble towers make up the rest. Each floor will have just two apartments with a ceiling height of 3.6 metre, which, the company claims, is the highest in the city. 

“There are many firsts to this project. Foremost among them is that it is an IGBC pre-certified platinum project, securing 90 points out of 100 points. It’s the first project in South India and among top three in country to score that many points in green building norms. That’s one of the reasons why we named it Aparna One,” C Rakesh Reddy, Director, Aparna Constructions and Estates Private Limited, said after announcing the launch of the project, for which bookings are scheduled to commence on February 10.

He further says that no other project offers the kind of amenities that the Aparna One has. “A resident can control all the devices including electronics with voice. It is completely tech-enabled environment. 

Besides, for the first time in India, we are offering video door camera which allows residents to operate doors from wherever they are. Even if the residents are not at home, they can operate the door from remote location and allow relatives inside. Those are the kind of amenities we are offering,” Reddy said.  However, luxury doesn’t come cheap. More so is the residential luxury. If you want to enjoy all the ultra-modern comforts that this real estate project has on offer, be ready to shell out anywhere between Rs 3 crore and Rs 6 crore. That way, price works out to be close to around Rs 10,000 per sft.   
    
However, the real estate major is confident of finding buyers for the ultra-luxury project which will be completed by 2022. “As per our study, luxury residential segment accounts for nearly 20 per cent of the total sales in Hyderabad. In that, ultra-luxury segment makes up 3-4 per cent and that’s the one we are targeting”, said D S Prasad, Director, Aparna Constructions. Even if people living in Jubilee Hills and Banjara Hills, who made it big in life, wants to build a residential unit like the one we are offering, they can’t, he added.

“In the last 22 years, we completed 38 projects involving 28 million sft. But this project is something special for us. Italian marble will be used for the entire apartment area, including bathrooms. 65,000 sft, fully-equipped clubhouse, swimming pools and lot more are on offer.  This is first one for us and we will do more such projects in future,” Prasad maintained.
