Property-related cases have been increasing in the city and these cases are becoming a big challenge to the city police. Some plot owners are living in foreign countries, their neighbours and a few real estate agents are occupying their lands in the city, later, they are selling to other persons with fake documents.

Vijayawada city Gandhi Nagar sub-registrar J Yogendra Nath said that the people should verify Encumbrance Certificate (EC) and check for the authenticity of the plot or house online or with sub-registrar officer before buying any property in the city.”People, who want to purchase a plot at anywhere in APCRD limits, should visit the site for seeking information from neighbours, later buyer should give an advertisement on newspaper giving property details as a precautionary measure,” he added.
One of the advocates R Syam Raj said that the people should get position certificate from village revenue officer or mandal revenue officer before buying any plot or house in the city and should visit the site once in a month after purchasing the plot because a few real estate agents were trying to sale one plot to different persons.
He further stated that the plot or house owners should pay vacant land and property tax to the Vijayawada Municipal Corporation (VMC) for avoiding property disputes cases while if any person would occupy the property with fake documents.
Gandhi Nagar sub-registrar office document writer N Srinivasa Rao (name changed) said that a few real estate agents were cheating people through sale of one plot to different persons.
“People, who want to buy any property in APCRDA limits should have patience to register the property after verifying the facts, but most of the people are completing their registration process without checking the facts, later they are repenting for buying due to dispute over the property.
He said that people should ignore the real estate agents baseless statements on property details and should check all the documents with the help of an advocate before buying any plot or house in the city.
