Vijayawada: Former minister Vadde Sobhanadreeswara Rao said construction cost of Prime Minister Awas Yojana-NTR Nagar houses will increase with the use of shear wall technology and objected to the proposed move to award the housing project contract to companies like L and T.

He said the state and the Central governments were sanctioning Rs 1.5 lakh each for construction of each unit for providing housing to the poor. The houses would be built in 38 cities and towns in AP in the next 15 months.

  • Says poor beneficiaries can’t bear the costs of this expensive technology
  • Smells a rat in proposal to award contract to big companies instead of local contractors

Addressing media here on Monday, Sobhanadreeswara Rao alleged that the Andhra Pradesh government had chosen big companies L&T, NCC, Shapoorji and Pallonji in order to benefit the big companies and ignored the local builders and contractors. He said the Telangana government had awarded the works to local contractors, including settlers from Andhra region.

The AP government has decided to construct 1.93 lakh houses for the poor under the PMAY-NTR Nagar housing scheme, whose works Chief Minister N Chandrababu had recently inaugurated in Vijayawada.

Stating that shear wall technology was very advanced but expensive and is widely used for construction of high rise building with more than 20 floors, Sobhanadreeswara Rao felt the traditional system of laying foundation and construction of slabs and finally laying bricks is very economical and cost effective. The expensive shear wall technology would not be affordable for the poor people, he said.

He pointed out that average construction cost for square feet in Telangana housing projects was only Rs 1,140 but the AP government had fixed the price between Rs 1528 and 1787 for each square foot.

Saying that the beneficiaries have to pay several hundred crore to builders if the houses are constructed using shear wall technology, the former minister demanded withdrawal of the proposal. He said three types of houses will be constructed i.e. with 300 square yards, 365 square yards and 430 square yards.
