Hyderabad: Citing lukewarm response from bidders to construct one lakh double bedroom houses for the urban poor, the Greater Hyderabad Municipal Corporation has redesigned the scheme and reduced the unit cost.

The civic body earlier had designed to construct the 2BHK houses on ground+14 structures and the cost of each unit was fixed at Rs 10 lakh. The State government had called for tenders and the private agencies which had participated in the bidding quoted more than Rs 10 lakh.

The government had tried to persuade the private agencies to take up the project at Rs 8.9 lakh per each unit, but their efforts went in vain. The amount quoted by the private agencies if accepted would have burdened the civic body by about Rs 4,200 crore.

Against this background, the GHMC has now decided to re-design to reduce the size of the structure and thereby bringing down the cost of construction.

A senior GHMC official told The Hans India that the officials had redesigned the project and build G+3, G+5 and G+9. He said the unit price set for G+3 structures was Rs 7 lakh, Rs 7.65 lakh for G+5 and 7.9 lakh for G+9. He said the government had increased the unit cost from Rs 3.8 lakh to Rs 5.5 lakh and Union government would share Rs 1.5 lakh for the 2BHK housing project.

He said that these 2BHK houses would be constructed in 78 identified slums and 34 vacant lands in Qutubullapur, Serilingampally, Rajendranagar, LB Nagar and other peripheral areas in the Hyderabad and Ranga Reddy districts.

The officials further said the bidders, who participated in the tender process, were keen on taking up the 2BHK project within the city limits, but not on the outskirts. He said not even single bidder was ready to take up the project in the peripheral circles.

When queried about the same, he said the state government was not ready to spend more than Rs 5.5 lakh per unit for the 2BHK houses in the peripheral areas. Even the reduced unit cost would put a burden of Rs 2,400 crore on the GHMC, the official added.
