Secunderabad: In what can be termed as a new trend, commercial shops on the main road from Karkhana to Alwal are now moving into interior lanes of the colonies. Several shop owners are now vying with each other to get space inside colonies. The trend assumed traction after the marking for the proposed skyway planned by the State Government as part of the Strategic Road Development Plan (SRDP) was done seven months ago.
Initially, owners were either closing shops and looking out for commercial space in other areas but now are trying to find space alongside of internal roads of Vikrampuri, P&T Colony, Old Vasavi Nagar, New Vasavi Nagar and Bhagyalakshmi Society etc.
Speaking to The Hans India, T Satish Gupta, realtor & joint secretary, Confederation of Cantonment Residents Welfare Association said, “Residents are a worried lot. If commercial establishments put their shops inside colonies the peace would be lost.” Mallikarjun, another resident of New Vasavi Nagar said, “People park their cars in the colonies and go for shopping on Kharkhana-Alwal stretch.
If these shops enter in the interior roads, it may lead to problems like parking and law and order problems.” Ever since the survey was conducted and marking was done on the Karkhana-Alwal stretch, shopkeepers have been panicking about losing their space. Fearing the inevitable, many started giving three months’ notice and have already vacated.
Nearly ten shops are now closed, and to-let boards are seen on the stretch. Maheshwar, an owner of a building with 3,500 sft space says the rate before the SRDP project was announced was Rs 80 per sft but now it is just Rs 40. People are reluctant and unsure about the future.
The SBI at Karkhana has decided to push back a few yards in anticipation of road cutting. Vacs Bakery had vacated a few months back but there has been no replacement. Meanwhile, several theories have been floating around. Some say that the project is on hold, few others say that the work would take off only after the elections which are due in 18 months.
